Proposition 13 Base Year Reductions
Often enough, real property is improperly
reassessed. If not addressed promptly, the higher reassessment
will become permanent. California property tax law and multiple
voter-approved ballot initiatives preclude many of these reassessments,
but they still occur. The process for rectifying the improper
reassessment can be arduous and time-consuming. The following
circumstances often lead to base year increases:
- Sale or Transfer
- New Construction
- Construction Permit Applications
- Intra-family Transfers
